10 Station Road, the newest office building within the CB1 Estate, has been shortlisted as a finalist for the British Council for Offices (BCO) Awards in the Commercial Workplace category for the Midlands and Central England region. This recognition reflects the building’s architectural ambition and its commitment to regenerative design and environmental performance.

10 Station Road forms part of the ambitious transformation of the CB1 estate, located by Cambridge Station. The mixed-use masterplan has reshared a once underutilised area into a connected, sustainable and vibrant neighbourhood. The building contributes to this evolving neighbourhood with a refined stone and gault brick façade that respects Cambridge’s architectural character while introducing a fresh, contemporary identity.

From it’s early concept to final delivery, the project team approached the building’s design through a regenerative lens. Their focus extended beyond carbon reduction to consider the long‑term environmental impact of the building, occupant well-being and positive contributions to the wider urban environment. This philosophy has informed every decision, from façade optimisation and material selection to the incorporation of natural light and the flexibility of internal workspaces.

This design ethos is also reflected in the building’s exceptional sustainability performance. Originally targeting BREEAM Excellent, 10 Station Road surpassed expectations by achieving BREEAM Outstanding with an impressive 93% rating. This milestone stands as a testament to careful material choices and a collaborative delivery process that placed sustainability at its core.

Across five storeys, the building offers flexible, high-quality Class A workspace designed to adapt to evolving workplace needs. From an abundance of natural daylight to acoustics and air quality, every aspect has been carefully considered to enhance the user experience, demonstrating how sustainability, resilience, and occupant well-being can be seamlessly integrated into the modern workplace.
