10 Station Road becomes first office building in Cambridge to receive NABERS rating for energy efficiency

The building, part of Brookgate’s ongoing development of the CB1 Estate around Cambridge Station, is set to become one of the most energy efficient office buildings in the county.

We are pleased to announce that 10 Station Road is on track to achieve various sustainability certifications, including one that makes it Cambridge’s first NABERS-rated building. Run by the Building Research Establishment (BRE), NABERS UK is the property industry benchmark for assessing the energy efficiency of office buildings prior to and after construction.

10 Station Road has been awarded a Design for Performance rating of 4.5 stars which, combined with its BREEAM Outstanding achievement, puts it among the most energy-efficient office buildings in the country. This has been assessed by an independent reviewer and measures the energy operations of a building and its impact on the environment.

The new building is also set to be the first speculative office development in Cambridge to achieve BREEAM Outstanding certification. Less than 1% of new non-domestic buildings in the UK currently achieve this level, demonstrating the aspirations and commitment of the project team to deliver an exceptional building.

Alongside construction contractor RG Carter, Aviva Investors and Brookgate have worked with sustainability consultant Hilson Moran to seek to minimise the building’s environmental impact.

The development is one of a number of buildings that Aviva Investors, the global asset management business of Aviva plc, has funded alongside the Public Sector Pension Investment Board (PSP Investments), as part of a partnership to invest up to £250 million in commercial property across the 26-acre master-planned CB1 development.

Assessment for a WELL Gold certification, which recognises how a building supports the health and wellbeing of those who use it, is also underway.

The building, designed by leading international architect Perkins + Will, will provide over 50,000-sq-ft of modern and flexible class A office space in a prime location at the heart of CB1. The five-storey building has been designed to complement and enhance Cambridge’s rich architectural heritage while fostering collaboration and growth for is users. Open-plan accommodation can be divided and sublet, allowing for future-proofing flexibility. A biodiverse green and brown roof will seek to provide habitats for a range of bats, birds, butterflies, moths and bees. The scheme will provide 193 cycle spaces and 39 car parking spaces of which 10 will have electric charging points.

Aviva Investors, Brookgate and RG Carter have pushed the sustainability credentials of the building to make a workspace that reflects their own commitments to sustainability and aims to support the transition towards a low carbon future. This reflects the growing trend of investment into sustainable offices whilst also striving to lower ongoing energy usage and costs for those occupying them.

Together, Brookgate and RG Carter have previously developed the BREEAM Excellent-rated 20 and 30 Station Road, also funded by Aviva Investors and PSP Investments.

10 Station Road will complete the office buildings that have been delivered on Station Road over the past decade. It joins a host of high-quality buildings in the mixed-use CB1 development, which has seen international employers and brands such as Amazon, Microsoft, and Apple choose to locate in Cambridge.

The building started on site in December 2022 and is expected to complete in 2024.
