Cambridge: Leading the Charge in Sustainable Commercial Real Estate Investment

Cambridge has been recognised as the UK's most sustainable city for real estate investment, in BNP Paribas Real Estate’s 2025 Next X Sustainability Index. This accolade highlights the city's continued commitment to environmental performance and positions it as a prime location for developers and investors who prioritise sustainability.

The Next X Sustainability Index ranks 20 major regional cities outside London based on environmental performance. Cambridge maintaining its top position for the second consecutive year reflects its comprehensive approach to sustainability, encompassing energy-efficient buildings, green infrastructure, and a commitment to reducing carbon emissions. This focus aligns with the city's broader goals of achieving net-zero carbon emissions by 2050 and supports the growing demand for sustainable commercial spaces.​

According to the report, Cambridge “demonstrates the strongest all-round performance,” leading in categories such as ultra-low-emission vehicle adoption and cycling infrastructure. It scored top marks for bicycle parking provision, with more than 220 cycle spaces per 10,000 residents, recognising the city’s goal to create urban neighbourhoods that support healthier community living.

This comes after Brookgate's 10 Station Road became the first office building in Cambridge to achieve an industry-leading NABERS Design for Performance certification, rewarding its strong energy efficiency credentials. The 50,444-sq-ft building sets the standard for sustainable offices by becoming the first new-build speculative commercial building in Cambridge to achieve BREEAM Outstanding. To conserve energy, 10 Station Road incorporates innovative sustainability features including the use of low and zero-carbon technologies; energy metering to help minimise the building’s CO2 footprint; external shading designed to optimise solar heat gain and decrease cooling needs – whilst maximising daylight to enhance user experience and reduce artificial lighting consumption.
